What Is An Electrical Condition Report (EICR)?

An electrical condition report is a detailed document that states if the fixed electrical wiring and accessories at a premises are electrically safe for people to use. The reports also highlight any faults and non-compliance with the electrical regulations that are existing at the premises.

Electrical condition reports, or EICR for short, are also known by several other names. Periodic inspection report / PIR, 5 year electrical test, NICEIC certificate, and electrical certificate are just a few names that we regularly come across, but they all are referring to the same thing which is an electrical condition report.

What’s Involved In Carrying Out An Electrical Condition Report?

All fixed electrical wiring, and the accessories that are connected to it, deteriorate over time. By carrying out various tests on the wiring it is possible to determine how far along the deterioration process is.

Electrical condition inspection and tests are carried out to:

Check that the insulation of the wiring is in good condition
Check there is an earth cable connected to each piece of electrical equipment that requires one
Check that all protective devices operate correctly and are suitable for their purpose
Ensure the electrical installation is safe and compliant with the IET wiring regulations BS7671

How Often Do You Need An Electrical Condition Report?

Electrical installations can vary in how frequently an electrical condition report needs to be carried out. The IET provide a guide on frequencies between inspection and tests. A majority of premises need an electrical condition report to be carried out every 5 years, which would be applicable to the majority of shops, offices, schools, rental properties etc.

There are some exceptions to the 5 year guide. Some locations are required to be tested less frequently i.e. owner occupied residential properties every 10 years. Other locations need to be tested more frequently i.e. caravan sites every year, construction sites every 3 months, industrial premises every 3 years for example.

The majority of premises are required to be inspected and tested every 5 years.
